Always aim higher to own a home then to rent. Save your money for a down payment. Stay patient throughout the process. Conduct your due diligence via property inspection, appraisal. If a seller is unwilling to do any repairs and they are not an over burden problem with the property then continue with the purchase and do the repairs over time as long as they do not effect health and safety. Focus on home ownership. You build equity. There are tax benefits to home ownership and more control over your future.

Get a home inspection done. Know the condition before presenting to a buyer. Make sure the kitchen, bathrooms and curb appeal/landscaping are attractive. Highest return to the seller upon a sale.
