I was a bit paranoid working with a realtor knowing that they might only be interested in making a quick sale/commission over helping me find the right home. I met a couple of pushy realtors who answered my home posting inquiries on realty sites before meeting Deni. During our first meeting, she put me at ease by telling me it didn't matter how many houses I looked at and that I shouldn't put an offer down on anything that didn't suit my needs. Also, instead of trying to secure me as a client the first time we met, she told me to make sure I was comfortable working with her, which alone was refreshing. I told Deni I wanted to work with her. She started by listening to my house criteria, then introduced me to the home buying process beyond the search. I was already spending about an hour a day reviewing new listings in the areas I was interested in living. Deni would send me listings that had not yet made those sites and we would schedule prompt viewings for the ones I had interest in. I thought she might drop me as a picky client when we got up to 20+ viewings, but Deni she seemed just as enthused to work with me as she did on Day 1 restating that we would continue to look at houses until I found one that I loved. That put me at ease and didn't drive me to put an offer down on the first house that was 'kind of ok'. That wonderfully patient demeanor of hers helped me find my dream home. Early on, there was a listing for a house in Lancaster that fulfilled my criteria and then some. Unfortunately, it was already under contract :(. 1 month later, that same house became available again and Deni expeditiously got us in to view it first. We weren't the only ones interested in re-listed home. Unsurprisingly, there were 3 other realtors outside the property with clients waiting to get in. Still, we were up first. I was sold on this house by the time I left and I was anxious to submit an offer before anyone else. Given all of the interest in the house the first time around, and this time with others waiting outside to see it, I feared a bidding war would put it out of my price range. Knowing I had a flexible time table for moving in, Deni came up with a fantastic idea to make our offer look more appealing at a reasonable price. Had the first sale gone through on the house, the sellers would have been out before the new school year started. Since the first deal unexpectedly fell through, and it was re-listed in October, they were looking at closing around Christmas. They needed to secure financing for their new house by selling this one, but they also did not want to move until after the holidays. Deni came up with the idea of closing on the house before Christmas and letting them rent back from me for up to 60 days after closing giving them have one last Christmas in the house their kids grew up in plenty of time to make arrangements to move into their new home. They accepted our offer. Tocha Law, the legal team Deni referred me to, were also excellent and they work seamlessly with Deni. They diligently made sure I understood the closing paperwork and rent back agreement. Also, I'm pretty good at identifying junk mail, but once a year, I get something I'm not sure about (examples - title insurance and real estate taxes) and I'll email them about it and they'll remind me if I already have it, don't need it, or should buy it. As a result of the home inspection, Deni negotiated to have the old owners fix the double-tapped electrical panel, flu pipe, crank windows, and a few other minor repairs. It took 2 walk throughs for everything to be fixed to my expectations before the sale closed. There was a lot of miscommunication between the sellers and their realtor during their journey to sell their current home and buy a new one. That friction hit its tipping point when they found out they had to put down a security deposit to rent their house back from me, which put a pause on the whole home-buying process. Disenchanted with their realtor, they found Deni's number and called her up to discuss the agreement and vent. After hearing that they weren't being adequately informed by their realtor, Deni calmed them down and helped them understand the why a security deposit was necessary, which put the deal back in motion. Coincidentally, both the sellers and Deni were Bulgarian. The sellers felt more comfortable talking to her and tried poaching her to represent them, which she graciously and professionally declined. We did a post rent back walk through and the automated garage door wouldn't work. Deni negotiated that be deducted from the security deposit. After four years in my house, I still love my house and am still beyond pleased with the service I received from Deni Dennis and the legal team she referred me to. I highly recommend her to anyone looking for a home!
