Be prepared to negotiate if you are serious about selling and are not actually priced-to-sell! Take care of major presentation items even before you meet with an agent! An agent's first impressions of a property are important as well as a buyer's first impressions! A good agent will make construction suggestions regarding staging for marketing & photography, as well as presentation for actual "live" showings.
