1. What advice would you give a buyer trying to purchase a home?
I would only work with a REALTOR that sells EXCLUSIVELY in The Villages FL and is a Full-Time REALTOR. Ask them to explain what does CDD mean? How does the CDD Bond get established? What is the CDD Maintenance Fee and how is it collected? What is the Amenities fee in The Villages and how much can it go up a year? 2. What advice would you give a seller trying to sell their home?
I would work with a REALTOR that only sells EXCLUSIVELY in The Villages FL to sell Preowned / Resale homes instead of having their loyalty split between selling New Construction and Preowned Homes. The REALTOR should provide a WRITTEN NET SHEET so you know what your fees will be for selling your home. Also, the EXPOSURE of a home is very important so what does the REALTOR do on Social Media sites to exposure the house listing? How does the REALTOR utilize AI in marketing your home? It is extremely important to utilize in today's world.
3. What types of clients have you worked with?
I have worked with all price ranges of Customers over my many years being here in The Villages since 2006. My favorite Customers are the family members that need to sell their parent's home because of an illness, moving out of state, moving to Independent Living or unfortunately a death has occurred. These family members that have no idea of how to get a house sold here in The Villages FL while they live and work remotely somewhere else! I make the process extremely easy for them! I do as much as I can to take the burden off of their shoulders! At the end, they realize I have a whole team of real estate agents and service professionals that help with the selling of the house - movers, cleaners, estate sales, junk removal, handyman, HVAC, Roofers, etc. I love when the family member realizes that I can handle the whole process and do NOT need to be micro-managed from afar. This is essential to build this trust so things can happen quickly while getting the home sold.
4. Describe a recent transaction you are fond of. How did it go?
My all time favorite transaction was my very first transaction here in The Villages Florida. I started selling in 2006. I received a Customer that was coming to look at homes here. We went to several homes that they had chosen to see while here. They selected a LUXURY HOME ($1.2 Million) that was on the water with a large pool. But the home was lacking in upgrades. So I helped my Buyers vet and hire contractors that could make the house a home for them. The Buyers appreciated my knowledge of what to look for in contractors and how to verify their previous work history. So that started my love for helping Customers and Friends vet their contractors they select. So I personally created a whole Contractor Referral website I shared with Customers so they have my recommendations for contractors.
5. Do you have any special education or training that will benefit your clients?
I specialize in helping Active Adults (55+) enjoy their next chapter of their life. I only sell Real Estate in The Villages Florida. So I have tons of Designations / Certifications in Real Estate that has helped me continue my learning process. Some of my Designations / Certifications are CRS, SRES, MRP, CPRES, GRI, ABR, RSPS, Negotiations Techniques and AI in Real Estate. As Real Estate changes each and every year, a Real Estate Agent has to adapt to the changes. The biggest change happening now is AI. Regardless of your thoughts on AI, it is here to stay. I have learned how to utilize AI to expand my Real Estate Marketing in unique ways utilizing AI. Why is this important? So important to get the right agent and Debbie is the right one. She brought us 5 offers in the short time our property was for sale. She went the extra mile to sell it by having an open house while we were having a garage sale and by having an open house while there was a three day estate sale going on around the corner. I went on a cruise while things were "in the air" and she told me not to worry about it. She sent contracts for me to sign while we were cruising to Barbados. By the time I arrived home, it was a done deal. Debbie made it so easy for my husband, who is disabled, by bringing the woman from the title company here. We signed all the papers here at the house. SOLD IN 6 DAYS!Originally, listed the home with Properties of The Villages. At my recommendation listed below their suggested ask price. Their agent "trolly" feedback was that price and property was good. Several showings and open houses. No written offers. So at my suggestion, again, reduced the ask price. Again several showings and open house. Still no written offers. Then feedback was that needed some lite maintenance on lanai and some staging. So I did the lite maintenance and some staging. Again, more showings and open house. Still no written offers. Then feedback became dislike for the floor plan. Well, can't change that. Bottom line. Was listed with Properties of The Villages for 6 months. No, none, zero written offers! Listed with Debbie Gentry - SOLD IN 6 DAYS! Based upon my experience - Getting The Right Company Does Make A Difference.
