The best and first thing to do is to talk to a lender. They will walk you through all the of costs involved with getting a loan and what goes into a loan payment. They are so critical to the process and it does not make sense to wait until after you started your search, it may be too late when you find THE home. I have a few wonderful lenders who have never let my clients down in all the years working with them.
You usually don't need to spend a ton of money to get the house looking really appealing to a new buyer. A coat of paint and decluttering can do wonders.

I have since put a lot of effort into my marketing program, my networking, knowing my markets and the ups and downs of real estate transactions
I have my Master's Degree in Accounting. I feel like one of the more confusing aspects of the buy or sell process is making sure the client understands what is going on with the money. I have a strong understanding of debit, credit, rates, etc. that sometimes can confuse others. I provide thorough net sheets and can analyze the data of homes on the market to help my clients get the most for their home sale or pay the best price for their purchase.
