I have bought and sold properties since 1975, have worked many realtors, most of whom are retired. I needed to sell my UNM income property which was also my home. I interviewed 3 realtors: one each from a large, all encompassing brokerage company, a medium sized company focused on investment properties, and finally a local, small, company owned by Broker, Mr. Daniel Armstrong. Mr. Armstrong is not a typical cold, impersonal, corporate type. I am more comfortable with a real and down to earth professional who is as experienced and skilled as his corporate counterparts. Mr. Armstrong provides the best of both: He took the time to gather detailed information about the property I have owned since 1984, was builder of the front two solar units, and provided information re: special attributes and amenities, and pointed out repairs that a buyer would need to address. He is more knowledgeable than the other agents with whom I spoke about the unique nature of valuations in the UNM income property market. Armed with his UNM area market value and the property features, Mr. Armstrong worked diligently to produce the most comprehensive and professional Market Analysis and Sales Presentation I have ever seen! He presented a realistic price suggestion for the listing, allowing for a fast sale, posted the listing on MLS. After 2 viewings within the first 5 days, both of which made offers, I accepted an offer which was very close to my asking price, and had no requests for extra work or expenses required from me. Additionally Mr. Armstrong listened to my personal situation and specific needs. I know I was difficult on a few occasions, yet he was kind and patient, helping me understand some issues, offering creative suggestions for dealing with each - way above and beyond the usual job description of a Real Estate Agent/Broker.
