Some advice I would give a buyer trying to purchase a home is to sit down with a Buyer's agent either in person or Zoom to go over the whole buying process BEFORE looking at houses. You want to be as prepared as possible before so when you do come across a house that checks all the boxes, you are confident, understand everything involved, and ready to pull the trigger.
I've worked with first time home buyers that were long term renters, downsizers, investors, growing families.
I was working with a couple that were looking to buy a home for their growing family. They had a healthy budget and generous down payment amount. We made competitive offers and would make it to the top 3 each time but were beaten out by either all cash offers or a larger down payment. Feeling defeated - the next house they were ready to go about $100K over the asking price and waive all contingencies. However, I noticed the recent sales in the area did justify such an offer. I recommended implementing a strategy known as an "escalation clause." This allows a buyer to offer at asking and then beat any competing offers by a certain amount. For example if the asking price was $700K and another buyer submitted an offer for $705K then our offer would automatically jump to $710K. With this strategy I saved my buyers $100K.
