A problems many buyers face include thinking they know what they want OR failing to identify what is most important in a home and then wasting time looking at properties that just aren't practical or are in a neighborhood where they want to live but cannot afford the house they desire. I know the Greater DC area including NoVA and can identify the cities and neighborhoods to shortlist as areas where inventory should be available that can give you the commute, schools, size, features, and condition you are seeking within your budget.
Another problem buyers often face when they go at it alone or with an agent who is not a true expert is to be misguided as to the true value of homes. Whether you work with me, or another agent, you should be receiving recent comparable sales prior to making any offer to review. It does not matter what is for sale and for what price, it matters what has sold and for what price. Many agents wish to hide this as it might discourage or lower your offer. It is a rule for me and my teammates, to always review comparable sales and send them to clients prior to writing and submitting any offer or making any recommendation on offer terms.
There are many benefits to working with an independent broker versus a bigger broker, and I'd prefer to go over the details in person with no obligation. First and foremost is the level of expertise you receive. Second, is the level of service is far better at a boutique operation. Lastly, we are able to customize offerings to our specific clients wants and needs. Many brokers are offering premium services and charging for them whether you use them or not. We can custom tailor our proposal based on services you desire, and we offer many premium, concierge-level services if you request.

I moved to DC to teach school. Our public charter school was a mess and I had planned to get a RE license to sell part time and find a job at a better school. When 2010 school year started I had not found my new teaching job and decided to give real estate a go as my full time job out of the gates and have never looked back.
