Carol Proctor is absolutely amazing! When looking for real estate, you realize the importance of working with someone you trust. When we became interested in a property in Ocean City, Maryland, we were very fortunate to have friends who had worked with Carol Proctor twelve years ago. They highly recommended Carol, an award-winning Associate Broker at Berkshire Hathaway. Carol is a skilled professional who is very familiar with the area since she has lived there for more than twenty years. We were just casually looking online when we noticed a particular listing in Ocean City. If it wasnt for Carols knowledge of the local home sale climate, we would not have acted with any type of urgency. We were thinking of waiting until the following week to drive from Pennsylvania to look at the propertyaEUR"Carol suggested that we look at it the very next day. On Sunday, Carol showed us the property and worked with us so that we were able to submit an offer the same day. (We found out the next day (Monday) that our offer had been accepted though other people had shown interest in the property and ours was not the only offer.) Had we not had the advantage of Carols experience, we may not have submitted an offer early or attractive enough to close the deal. Carols knowledge of the Ocean City area also means that she has had a chance to experience many types of situations over the years. She has been a wealth of information when we have asked for referrals for contractors, local information, etc. Since another question often came up, we have been delighted with Carols accessibility both by phone and by text. If she did not have an immediate answer, she would get back to us in a timely fashion. She put us in contact with mortgage and financial professionals who helped us through the settlement process. Anthony did such an outstanding job selling our condo for us. He has a very trustworthy and approachable demeanor that made the whole process as pain-free as possible. His knowledge of local businesses and suppliers was so helpful as well when we needed to get some preparatory work done on the unit. Tony really knows the market, when to sell and when not, realistic pricing, and stays on top of the trends. He personally oversaw all steps in the process, even when there were delays and other hurdles (due to the buyers). During the whole time, Tony was so easy to talk to, sincere, and knowledgeable. Carol was amazing from the start. We found a home on Zillow but it wasn't quite what we were looking for. Carol would send weekly emails of homes meeting our criteria. When we found the perfect home, she helped either every detail, even selling our old home. Not being from the area, she was also super knowledgeable even helping with a little known MD tax exemption.
