When our family was faced with an unexpected 60-day mandate to leave our rental home because of a landlord move-in, we knew we had to act fast. Carol Ann Mills was there for us. Ive been working with Carol Anne for years to help me find quality tenants for our Culver City house, but when the last tenants gave notice, we decided to sell. Since we qualified for a 1031 exchange to defer capital gains, I had a limited amount of time to sell our house AND find our future dream house, all while living in another country. Carol Anne was so impressive, knowledgeable and helpful; from recommending the best contractors to make all of the many repairs the house needed, to hooking me up with a great 1031 exchange company, to navigating many back and forths with our eventual buyers. It seemed like there was one disaster after another, and she not only responded immediately, but she jumped in and put out a crazy amount of fires. Because of her. So not only did she help us tremendously with a nightmare sale, but she helped us acquire the house of our dreams. And we did everything online! I found Carol Anne online to help my father sell our family home in San Pedro, CA. We narrowed it down to 3 agents and she was the one he chose fora variety of reasons. Carol Anne came to assess the home and advised my father to get some foundation work done prior to listing the home. After the work was completed, Covid-19 hit. They were skeptical about listing during a pandemic but Carol Anne assured them that they will still get lots of interest as inventory in that area was low. She scheduled a 3 hour photo shoot during twilight hours (just at sunset) which included gorgeous pictures that really accentuated the positive features. She also included drone shots of the area ( since the home is within walking distance of teh ocean) as well as 3D matterport pics so you can see the floor plan. Carol Anne said that because of Covid, she wanted to attract the most amount of potential buyers. And sure enough, that did the trick. There were showings everyday and then they got multiple offers and accepted an all CASH offer and they closed 21 days. From beginning to end, she made the process very easy for all.
