My career span also includes numerous years serving as a Bank Branch Manager and Working Capital Consultant for a commercial bank in the treasury department. The best advice is to first get pre-qualified, making sure that all possible new home expenses have been accounted for to make sure the purchase price is realistic. This includes property taxes, homeowner's insurance, HOA and any personal expenses on the credit report.
For a seller, I would suggest to first spruce up the home and take out all personal and family photos as the new buyer needs to picture themselves in the home. Also, make any necessary deferred repairs.

I've had my broker's license since 2003 and mainly worked in mortgage lending. Part of my career was as a Bank Manager and Working Capital Consultant for a commercial bank in the treasury department. However, I've kept my real estate broker's license active since 2003.
