To get your foundation and get a pre qualification with a trusted lender and make sure you get your documentation in. This will give you your payment, interest rate, your expenses and you will know exactly what you can afford and be ready to offer! Seek out a great agent that communicates and has a history of helping buyers. It also is great if you get a referral for a lender when you find your agent. It is important that the agent and lender communicate well on your behalf. Have a buyers consultation with your agent and make sure you trust your agent to represent you. Make sure your agent is transparent with you and is working on your behalf. Stick with your agent the entire process unless they are not giving you the service you desire. Hopping around from agent to agent really hurts you in the long run. Buyers agent are free and they work for you, use an agent that is service oriented and gives you great customer service. They can find homes, research homes, speak to your lender and write offers. Do not call Zillow or other on line platforms and go with other agents just to get a showing or go with the listing agents. This is the job your agent should be doing for you. Listing agents are hired to represent the sellers best interest and you need someone to negotiate and represent your interests in the best way possible. Make sure your agent has great communication and negotiation skills and trust them! A good agent wants the best for you and will do what it takes to get you your dream home.

Hire an agent that you know you will work with well with you and has proven sales. Do not get sucked into to brokers that discount their service or the services that offer to sell your home for 1%. In life you get what you pay for and there is a lot that goes on behind the scenes and you could get sicked into a contract that promised 2% or less and then you will end up doing all the work and your home will not be represented in a good way to attract buyers. Make sure the agent you choose has good communication skills and answer's their phone. Look at reviews and call others that have used them as well. Make sure you have good marketing and do not let an agent come in and tell you that they can sell it for higher and faster. Your home will sell for what the market determines it will sell for. When you get ready to sell, declutter and have an agent over to walk through what needs to be done before listing it and making it desirable to buyers.

A recent transaction was with a referred family I had the privilege of helping. They were referred to me previous clients. Their mom was coming to live with them and they needed a house with another house in the back, these are very hard to find. We looked at everything in the area they wanted. We wrote several offers and got denied, but kept pushing on even though they felt discouraged. I kept encouraging them that the perfect home they were meant to have would show up and it would eventually work out. Well it finally did!! I spotted a home, got a showing in a day notice and made an offer. There were 8 offers in, but since I knew the listing agent and have worked with him before, he wanted to work with me again because he knew I could get it closed! He presented all offers and we got our offer accepted!! we closed escrow and they are so happy. It is the perfect home for them and I could not have been happier!! It was a joyous occasion to hand them the keys!

I take refresher courses all the time and go to seminars, but basically I have learned in the business by overcoming problems and growing from my mistakes along the way.
