My biggest advice to a buyer would be contact a Realtor first! A good Realtor will get you to top tier lenders for pre-approval and then off to see houses you qualify for.
A seller always needs to hire top producing listing agent to sell their house. They know how to specifically market your home. Just putting a sign up in the yard and on Zillow will not sell your home. Top producing agents will get your home sold quickly and bring you more value than their commission.
My business is about 60% sellers and 40% buyers. I enjoy working with both and believe to represent a seller you must know what buyers are thinking and vice versa.
I recently helped a seller sell their home to move on to their new job within a month. On the buying side of the same transaction, I helped the first time home buyer find their new home after searching for almost a year! Both parties were so happy with the outcome and made new friends.
I got started in real estate in college. My family has been in development and building houses, so it was something I was familiar with. I decided to become a Realtor because I love working with people and seeing the smile on their face when they achieved their goals.
I have two special designations that very few Realtors hold. The first is the CRS (Council of Residential Specialists) and less than 3% of Realtors are a member. This is only given out to Realtors who achieved years of top production AND taken a specialized course. The second is the ABR (Accredited Buyer's Representative) and less than 4% of Realtors hold this designation.
