1. Get very clear on what you're looking for. Many buyers become frustrated because they use the conventional method of looking for a home. They spend too much time looking at homes that aren't a perfect fit. 2. If you are not paying cash, make sure you are dealing with a great mortgage company/loan officer. We've seen many deals fall apart at the end of the process due to buyers using less than stellar mortgage company or loan officer. 3. If you are using the general public sites like Zillow and Trulia...be careful. Those sites are lead generation sites and tend to have outdated info about homes for sale. Remember, their goal is to generate you as a lead to sell to an agent, not to give you the best data.

1. Use an agent that employs the best, direct response style of marketing. Many agents are still selling homes the way it was done 20 or 30 years ago...they stick a sign in the yard, put the home in the MLS and hope another agent has a buyer. This conventional method of selling leaves money on the table for the seller. Ask to see how the agent markets their listings. Ask them if they utilize a Facebook Dark Post to market their listings...if they don't know what that is or give you a strange look, then you need to talk to another agent. 2. You absolutely have to nail your pricing. Don't guess. Don't leave too much "room to negotiate." I could go on and on about this but I don't need to because I've written a book on this subject. Angela got her start as a personal assistant to the #1 agent in Northwest Ohio. She then became a licensed assistant and then a full time agent. Benny owned a successful mortgage company until the real estate crash changed everything in 2007-2008. After closing the mortgage business, it was a natural move into real estate.
