Holding $4300 of my earnest money. Beware in entering into an agreement with this firm. As I can't speak to every agent that works here. I would say that this definitely applies to the listing agent Ann Allen and the broker. I entered into contract to purchase a house though an assumption. Three days after proceeding with the purchase I discovered that the interest rate was misrepresented. As a result, we decided to cancel the contract, since the seller was intentionally misleading. After a few days we re-entered into contract accepting the higher rate and giving the seller the benefit of the doubt. There were two contingencies set in place in our contract. One of those was a financing contingency, that we would obtain financing by a certain date and if not we were able to cancel with a full return of the earnest money. This is standard. Secondly, we had a contingency that we would sell our house prior to "x" and if we could not, then we had the right to terminate and get our earnest money back. Fast forward two weeks, contingency deadlines are fast approaching. We have zero offers on our house. Heartbroken we make the sad conclusion that we must terminate on our dream to buy a house we loved. Qualifying for BOTH of the contingencies set forth in our contract we thought it would be unimaginable to not get our earnest money back. We were unable to sell our house and we obtained a denial letter from the lender and requested our earnest money to be returned. The seller's agent Ann Allen is stating "we jerked them around and wasted their time"(13 days listed as contingent) and now they are not going to release the earnest money. They will settle on releasing half of it to us. The options are we can either take zero or half. That house is still currently listed for sale, while we are having to deal with the financial stresses this organic has put on us. This is theft and breech of contract all under the advisement of the realtor. This organization is petty and will stick it to you when given the chance.

I highly recommend Ann for your real estate transactions. She and her team are very professional and they are resourced to cover all your needs, appraisals, financing, renovations, interior design, tax preparation, property management, new construction and pre-owned homes. She has a great handle on the market and is very data backed. In my 10+ years of buying/selling real estate and doing taxes, she was the first & only realtor I interviewed who knew what a Mortgage Credit Certificate (MCC) was and how to get one.
