The most important advice I would give a buyer is to get pre-approved first. That way you know what your price range is, your realtor will know you are serious about buying a home and will make it easier for your realtor to find you the perfect home. Buyers also need to look for homes in their price range. Nothing is worse than finding a home you can see yourself in and it's not even an option for you. Buyers also need to be realistic when it comes to looking for a home and find the right realtor for you. Just because an agent sells a lot of homes or closes several deals in a short amount of time doesn't necessarily mean they are the one for you.
One of the most important factors is setting your listing price. It is hard to take the emotional factor out of a place you have called home. Unfortunately, buyers don't take that into account. They look at how much work has to be done and how much that is going to cost. The first two weeks out of the first month your home is listed is the most crucial time for selling your home. You don't want to turn away potential buyers because you home is priced to high. So it is important to price your home to sell based on the market and based on your experienced realtor's advice. Along with this, make sure you have good, clear and professional pictures taken of your home. Having good listing pictures leads to showings which leads to offers.
