My #1 advice is this: price it right from the start. Overpricing is the fastest way to lose buyer interest, sit on the market, and eventually sell for less than you could have. A well-priced home gets attention, showings, and often multiple offers. Next—presentation is everything. Declutter, deep clean, and make your home shine with staging (even small touches like fresh paint, updated light fixtures, and curb appeal go a long way). Most buyers first “meet” your home online, so professional photography and video marketing are non-negotiable. Finally, choose an agent with a strong marketing strategy ( that’s me!). In today’s market, just throwing it on the MLS isn’t enough. You need someone who knows how to get your home in front of the right buyers—online, offline, and everywhere in between.

One of my most recent transactions was especially rewarding because I was able to negotiate $15,000 in seller concessions for my buyers. That covered all of their closing costs, which meant they could move into their new home without draining their savings. What I loved about this deal is that it shows how strategy matters.
