I am an out of town investor based in Los Angeles, and I trusted Lisa and PMZ Real Estate The West Experience to handle the sale of my fully rehabbed property in Modesto. Unfortunately, this turned into one of the most disappointing and costly real estate experiences Ive ever had. If I could give zero stars, I would. From the beginning, Lisa and her team assured me they could sell my property for $425,000, which is why I agreed to work with them even at their 6.5% commission, which is higher than many other firms. For the first couple of weeks, things seemed fine. But soon after, Lisas tone shifted, and she began sounding impatient and pressured. Despite the fact that my property had been fully renovated including a garage conversion that added valuable creative/living space Lisa insisted that a lower priced listing across the street meant my home wasnt worth the original price. She pushed me to drop the price to $395,000, telling me, aEURoeIts time to rip off the Band-Aid, Julio,aEUR? and claiming this was the only way to get more attention and avoid a market downturn. Looking back, I believe fear was used to pressure me into a decision that wasnt in my best interest. On top of that, Lisa allowed the appraiser to access my property using my personal lockbox, and the keys were never returned. She refused to take responsibility for the loss, leaving me an investor living 6 hours away to drive all the way to Modesto to bring a spare key, make new copies, restock the lockbox, and then drive back home. That was an 12 hour round trip that I had to absorb entirely on my own, with no compensation, apology, or accountability from her. What made everything worse is that no one reviewed the numbers with me before the price reduction. I trusted their expertise and assumed they were guiding me responsibly. Instead, the only time I saw the actual financial breakdown was at the final signing when the notary showed me I would walk away with about $6,000. I was shocked. I went cold. At no point did Lisa or the broker take the time to explain what my final payout would look like. When I expressed that I wanted to cancel the sale, Lisa became visibly upset and told me I was making a mistake. The broker then warned me that backing out would expose me to legal action from the buyers, who had already made relocation plans. At that point, I felt trapped with no real support from the very people who were supposed to represent me. They did agree to shave off a little bit of their commission which ended up giving me an extra couple thousand dollars which did not make a dent on the total loss. To make matters worse, after I questioned the situation, Lisa essentially washed her hands of me and said I would be dealing with Aaron and the broker from that point forward. I was completely dismissed during the most critical part of the transaction. In the end, I estimate that I lost around $80,000 because of how this sale was handled. As an investor who has completed multiple real estate transactions, I have never experienced anything like this. The lack of transparency, the pressure tactics, the mishandling of my property, and the failure to communicate crucial financial information were unacceptable. I trusted this team with my investment, and that trust was misplaced. I do not recommend this real estate agent or the agency she represents to anyone especially out of town investors who rely heavily on honesty, communication, and professionalism.
