Hi! is the solar leased or fully owned? Solar panels can add a complexity to a sale that not every buyer finds attractive. The heat pump will be a welcome addition, but you would not get the full investment back unfortunately. Some buyers may really love everything that you've done, but for others it won't make a noticeable difference in value.

Are you in Connecticut? For Connecticut your costs will include conveyance taxes, attorney fees, brokerage fees, and any payoffs for mortgages or liens on your home. You will get back money for any taxes that have been paid up front, or for oil and propane in your tanks that you have already paid for.

Each agent will be working for their clients' interests. Since we are in a seller's market, it can sometimes feel as a buyer that you are overpaying. Many agents know each other and have worked together before, so I can understand how you may feel this way, but a great agent is always advocating for their respective client and the familiarity of agents and friendly demeaner shouldn't be construed otherwise. The way the market has been, getting the house is a victory! Congrats!
