Its all about the average days on the market there, and how your house is priced in comparison to other houses. How are showings? Showings lead to offers. What is the average amount of days that it takes for a home to sell there that is similar to your home? Those answers can give clarity on whether or not a price adjustment needs to be made, or if the hoome needs to be marketed better. Or a combination of both.

The riskiest offer for the buyer is the besst offer for the seller. If you are constantly losing homes, interview agents who are excellent negotatiors, and / or who can find homes off market so you dont have to compete everytime. Escalation addendums are a good option, but there are many others. You can make the earnest money non refundable. Waive all contigencies. Offer to pay the sellers transfer taxes. Take the house as is. Do all of this ONLY if youre comfortable and understand each of them completely.

This is one of the biggest financial investments of your life. Similar to how you may read read web md for medical advice, you probably woould rather have a doctor do surgery on you than you do it yourself. But you deserve a qaulity agent who knows the process from start to finish, is expereinced and has seen every possibly scenario. In order to determine if you should do it yourselfask yourself, how well do you know the real estate contract? How well do you know people in the industry? (home inspectors, lenders, other realtors etc) How well do you know the real estate market? Do you study the market regularly? (not just read online valuations from 3rd party algorithm sites, like do you really study it) Do you know the 180 things that need to be done after a home goes under contract? If you know all of this, yes, do it yourself. If not, interview agents to find a quality one who will put your needs first.

Do I need to replace carpets before selling?

you dont NEED to, but, put yourself in the buyers position - what would be your impression if you saw the carpets like that in a home you view to buy? Buyers cant see potential most of the time, so it may be worth it, especially since carpet is ususally not very expensive.

A good agent should be able to fifure this out. The seller is ususally supposed to disclose only current active material defects.
