Interview agents. Buying requires the agent to fully understand the buyers lifestyle and needs. A short 20/30 minute interview for you and the agent can determine if your a good fit for each other. The homes will be there, negotiating and finding it while minimizing your inconveniences and maximizing your dollars will require the right agent.

Experience is a top priority, find an agent that has that experience or at least a team lead (mentor) who is following along supporting a new agent learning. Does the agent your interviewing have stats to prove their value? Like how many listing they accept actually sell, and for what average price vs the list price? Sometimes a higher commission rate translates into higher net sales as well. Listen to a broker who understand the market, days on market, absorption rates and how different homes require different marketing. Facts are important. Buyers ultimately set the market prices, reading them accurately takes the right broker. Generally speaking, experience is most helpful.

In 20+ years I have worked the entire scope of price points. What I find most important now is that there can be a value relationship between my client and I before accepting a listing or buyers agency agreement. If after interviewing we both agree with have value for each other, then its a "go" for me regardless of the price.

As in everything, real estate is constantly changing and evolving. Agents should always be looking for where they can add value to the clients marketing and process. Buyers and sellers are savvy and have many tools available to them that they did not have 20 and even 10 years ago. AsI find new avenues and unique marketing plans for individual properties and situations I find I am able raise the bar and add that value to earn my commission.

In the mid 90's I decided what I went to college for was not what I wanted to do. I started into the family business and the rest is history.
