Don't go it alone!! Especially new construction. I had a client get into a contract to purchase and he thought it was just a lot reservation. I asked him "did you see, Sales's Contract, at the header of the page?" nope, he didn't.

Don't go it alone. Most comparable sales, if not all are based on the commission paid to sell with a Realtor. So a Buyer knowing that is going to expect all of that money to be saved (for them of course) and not you! Why go it alone? The Buyer's also are not comfortable believing what you tell them as an owner. They feel you may be HIDING SOMETHING! There are required disclosures in selling with a Real Estate company, that could be ignored with a seller selling independently.

The sale that I canceled for my seller when he accidentally purchased a new construction home. "Did you see, $37,100. due in ten days?" He did not!!! Well, I got him out of a HUGE HOT MESS! Based on the fact that there is a 10 day right of recission on new construction. Now I referred a Buyer(s) Agent to him (at no cost) and he is being shown property in Delaware with a local resident. This Realtor knows the new home builders and is helping him watch what he's doing, buying with a contingency on closing on the sale of his home. He is safe now!

I was not represented very well when I was moving from Maryland and purchased a home in Las Vegas in 1987! I was told I qualified to purchase based on my job as an Accountant (a career job). The day before closing they told me my loan was denied AND that I wouldn't be able to get my $5,000. escrow dep back! Well, I refused to sign a release, went to the title company and negotiated getting back $3,700. myself. I thought I can do this better than the Agent/Realtor that I hired! So I became a Realtor!

I hold a CRS, Certified Residential Specialist license, and GRI, Graduate of the Realtor Institute, on top of a Broker(s) license. The difference between a Realtor and a Broker is that a Broker is takes 135 hrs of Real Estate courses, passes each section before passing a class test, then sits for a license exam. VS 90 hrs of Realtor's courses and not necessary to pass the class, just license exam. A Broker is a trained negotiator of Real Estate and a manager of a Real Estate Office. A Broker is held accountable for errors more than a Realtor.
