Regina Santore Real Estate Agent

A few years prior to getting my license I was a full-time investor in real estate. I "flipped" houses, meaning I bought homes in poor condition, made them move-in ready, and resold them - hopefully for a profit. In those years I learned how to spot expensive problems with houses, and how to identify a house that was in great shape. Flipping also made me very clear about what it's like to be in a seller's shoes. These experiences have shaped my business methods as an agent, and my clients directly benefit. Designations: ABR, MRP, RENE, SRS

Robin Morgan

Title Rep at Melrose Title
Jul 13, 2018.

My clients love closing at Melrose Title, and so do I! I know that they will make sure my clients feel knowledgeable and confident about what will happen on their closing day. For me, Melrose Title provides "peace of mind" - I know that they know how to research the title right, to find mistakes and get them corrected in advance, and to make sure the closing statements are correct. They have an expert legal team to guide their actions when something unusual comes up so that we get it just right and the closing proceeds as if nothing had been wrong. The atmosphere is friendly and relaxed. I can't recommend them enough!

Trish Trimble

Loan Officer at CMG Financial
Jul 13, 2018.

Trish provides outstanding, efficient service to my clients! The transaction is effortless and done with a smile. She can answer any question a buyer may have, and of course, her company's rates are among the very best. They even offer a "crowdfunding" method of getting together a downpayment! I love working with Trish, and you will, too. A++!

Joe Boersma

Home Inspector (HomeInspector) at
Jun 15, 2018.

Joe is an excellent home inspector. His reports are very thorough and he catches things other inspectors are likely to miss. The best thing about working with Joe, however, is his willingness to educate you about what he's found - he will show it to you at the end of the inspection and then really explain whether what he's pointed out is costly or cheap to change, and whether it's extremely serious or relatively minor in scope. He is friendly and personable, and his rates are very good. You won't be disappointed.

Andy Munsey

Loan Officer at
Jun 15, 2018.

Andy is the rare mortgage broker who not only answers his phone and returns calls, he also keeps you (and me) informed throughout your loan process, which is so important. Andy is genuine and pleasant, and puts people at ease. You'll enjoy working with him. The in-house appraisal aspect of his mortgage brokerage means your transaction can be quick as well as easy.

Trish Trimble

Loan Officer at New Penn Financial
Feb 08, 2018.

Trish is such a professional - it just seems like the entire transaction happens effortlessly when she's the mortgage broker! She always gets her part of the real estate sale process done with plenty of time to spare, and she is always smiling because she is super-friendly.

Morgan Howard

Title Rep at Melrose Title Company
Oct 26, 2017.

Morgan and the team at Melrose Title Company are the best! The thing that impresses me most is how quickly they start the title process for your transaction. Many companies will wait until the last minute, which can lead to a delayed closing if any issue arises. At Melrose Title you will know right away if there's something that needs correcting, so there's plenty of time for them to get it done so the closing happens when it should. And you always get service with a smile! It's clear they care about everyone having a great experience on the big day.

Michael Waraksa

Other at Pillar to Post Home Inspection
Sep 26, 2017.

Michael and Peter Waraksa are great home inspectors. They find everything necessary for my clients to make good decisions about the homes they are considering, and they present the information in a matter-of-fact, not sensational way. You do not get the sense that they are trying to prove their abilities - they are just reporting the facts that matter. Their descriptions are done in such a way that buyers can understand the importance of an item relative to the others, and their prices are very competitive. They even offer levels of service, to fit all budgets.

Eric Nearing

Loan Officer at Keystone Mortgage
Sep 26, 2017.

Eric answers his phone. He returns his phone calls. This alone is a main factor separating him from the majority of the people in his field. He gives EXCELLENT service, with friendliness and a genuine concern for his clients. Again, that's simply unusual. His rates are absolutely competitive, his company offers some unique low-money-down products, and their fees are, from what I can tell, lower than most brokerages. You will not regret calling Eric for all your home loan needs, including refinances. He speaks fluent Spanish!

Michael : on February 03, 2019

Dear Regina, Sorry for not being more timely. I wanted to say thank you for the AMAZING job you did, helping my parents sell my house in Knoxville while I was in Japan. I know it’s your job, but it meant so much to me that you not only went through the process, you gave such great advice for setting it all up and determining when and how to best put it on the market. I was quite nervous that it all went down while I was 7,000 miles away, but you made sure it all went smoothly. Meeting you has had such a positive impact on my family. Thank you, Michael

She worked extra hard to make things happen for me, the seller, and the buyer. I will call her again if i nd an agent.

We loved having Regina Santore as our realtor for both our buying and selling experiences! She was so knowledgeable about every aspect of both the buying and selling process. She helped us with what to look for and what to avoid in real estate. Regina helped us find our first home as a married couple and when it came time to move 2 years later, she helped us sell, making a great profit from what we had initially paid for our home. We couldn't have been more pleased with our experience working with Regina. Not only is she a well-informed realtor- she also cares personally for her clients and looks out for their best interest along the way. We would recommend her to anyone looking to buy or sell real estate in the Knoxville area.

Frequently Asked Questions

I take great care to fully inform clients of anything I see in a potential home that may cost them money to repair - in other words, I will help them avoid buying a "money pit." I work to educate my clients on maintenance they should expect to do to keep their new home in the best condition possible. I negotiate to get my buyers the best price possible in the current market. I have helped clients double their money in just two years' time. My greatest "equity buy" to date (based on appraisal) was $80,000 above contract price. I can't promise I can do it for everyone, but I will ALWAYS try to help my clients buy as much equity as possible.

I help my sellers stage their homes for the taste of the largest buyer market - millennials. They have very different style expectations than previous generations, and are often willing to pay more for a home with modern, stylish upgrades. They typically will simply pass up a home that has great "bones" but doesn't meet their design aesthetic when viewing the photos of the home - which is where their buying process begins. I provide only professional photography because this group of buyers demands it - they will not consider homes that don't look just like the photos they see on their favorite furniture websites, etc. and the only way to accomplish this is though stunningly clear, attractive photos. And, of course, once they offer, I will negotiate with skill to get you the most for your home the current market will bear. While we're working together you'll find me very communicative, since I understand firsthand what it's like to be a seller and feel as if you don't know what, if anything, is being done to sell your home! With me you'll feel fully informed at every step in the process.

I have helped clients sell and buy at all price points. I've helped clients buy sight-unseen from South Korea, the Philippines, Austria, Washington state, and California. I have helped a nearly a hundred first time homebuyers find a great home, and many, many sellers of all ages to get a fair price and move on to their next great life adventure. When you work with me you are getting ME, not team members. The quality of your experience will be profoundly better. Read my reviews to see how.

I am most proud of a recent sale I made for some former buyer clients of mine from two years ago. We bought right - at the start. Then they gave the home their great millennial flair, which was mostly through paint colors and furnishings, and lived happily until a great job offer came along in another state, and they called me to have dinner with them and list their home. We soon had multiple offers, and I sold their home for DOUBLE what they had originally paid. While it would be superhuman of me to obtain these results for every client, I will always do everything I can to maximize my clients' financial investment in their home, whether buying or selling. It is a responsibility that I take incredibly seriously.

I was a flipper investor from 2002 - 2006. I purchased, renovated, and resold over 30 homes during that time. I almost never used a Realtor because I thought they brought no value, and when they were involved because they represented the Buyer, I always thought they were useless! When my son turned 2, my husband said "you need to go back to work - I think you should be a REALTOR." My answer was "Are you crazy? I can't stand them!" But I realized he was right - I DID have the knowledge to get the job done well. So I decided that I would just have to work differently than the rest of the agents out there - I take my fiduciary responsibility to my clients incredibly seriously, and treat the transaction as if it were my own investment at stake. My tagline is: "Regina Santore can get you MORE" - More money for your house, more house for your money." And I mean that.

When I was flipping, I learned what a BAD house looks like, what is an expensive fix vs. an easy one, and what makes a good house show GREAT when selling. I know the low cost solutions. I attend the inspection for every one of my buyers, and learn something new every time. I counsel my sellers in advance on what scares buyers, and what they should fix/improve before going on market. I also have a lot of experience staging homes, so we go over inexpensive changes we could make to furniture position, colors, etc. that sell homes faster and often for more money.
