I would advise a first time buyer to make sure they are pre-qualified. This way they will know how much they can afford. This will let them know where they can purchase, what their payments will be and how much money they will need for their down payment and closing costs.

I would advise a seller to make sure the property is in show ready condition at all times. Just like selling a car, you wouldn't want to show a dirty car. You would give it a good wash, armor all the tires and make it shine. This is what they should do to their home.
